The short answer

Estate cleanouts are priced by truck-fill tier. A half truck is $431, a three-quarter truck $587 and a full truck $732. A smaller house or a partly cleared one might be a single full truck; a fully furnished family home with a packed basement often needs two, which is $732 + $732 = $1,464. Carry-out from every floor is included, and so is disposal.

Why Cincinnati estates run large

A lot of the region's housing has been in the same family for decades. Price Hill and Westwood are full of houses built in the early years of the 20th century, many with full basements. Westwood is the largest neighborhood in the city by area and population. College Hill, Hyde Park and the West Side suburbs have homes that one family has lived in for forty or fifty years. Anderson Township grew up after World War II, and many of its original owners are now downsizing. Fort Thomas, whose motto is 'City of Beautiful Homes', has long-held family houses too. Long ownership plus a basement, an attic and a detached garage adds up to a lot of volume. That is normal, and it is why truck tiers exist.

Truck tiers for estates

Truck fillFlat price
1/4 truck (~4 cubic yards)$241
3/8 truck (~6 cubic yards)$338
1/2 truck (~8 cubic yards)$431
5/8 truck (~10 cubic yards)$513
3/4 truck (~12 cubic yards)$587
7/8 truck (~14 cubic yards)$661
Full truck (~16 cubic yards)$732

There are no volume discounts, so multiple trucks simply add up. A full truck plus a half truck is $732 + $431 = $1,163. Two full trucks plus a quarter truck is $732 + $732 + $241 = $1,705. You see the estimate before you book, and the price only changes if you approve.

Heavy items that are priced separately

Some items in older homes are heavy or awkward enough to have their own line price in the catalog, so the quote may list them alongside the truck tier. A cast iron radiator is $123. An upright piano is $364, a baby grand $438. A cast iron bathtub is $185. A large gun safe is $260. A slate pool table, the kind that ended up in a lot of finished basements, is $706. A grandfather clock is $82. If the estate includes any of these, mention them or photograph them for the quote. The crew carries them out, including from basements and up hillside steps, with no stairs fee. If you are unsure whether a piano or a clock has value, ask a specialist before booking.

Before the cleanout: keep, sell, donate

The cleanout should be the last step, not the first. Walk through the house with the family and mark what each person wants. Look for documents, photos, jewelry and anything that matters before anything leaves. If there are antiques or collections, have an appraiser or estate sale company look before you call a hauler. Solid wood furniture from older Cincinnati homes sometimes has real resale value. Once the family has taken what it wants, what remains is what the cleanout is for. At JunkRabbit we try to donate usable items when local charities accept them, and we recycle whatever we can. We do not promise that any particular item will be donated, because that depends on condition and on what charities will take.

Why the City program does not fit

The City of Cincinnati's bulk pickup is free but appointment-only, five items per appointment, from the curb. For an estate with fifty pieces of furniture, that would mean ten appointments and a lot of carrying. It also excludes anything over 6 feet tall, which rules out many old armoires and bookcases, plus construction debris, lumber, grand pianos, paint, chemicals, lawnmowers and gas-powered tools. Those are exactly the things that pile up in a long-held house. The City program is useful for a few leftover items once the bulk of the house is clear. Outside the City, in the townships, Norwood or Northern Kentucky, check with your own hauler.

Access: hills, steps and basements

Many estate cleanouts here involve a house on a slope. In Price Hill, Mount Washington, College Hill and much of Northern Kentucky, the front door can be a long flight of steps above the street. Basements in early-1900s houses have steep, narrow stairs. Attics may only be reachable through a pull-down ladder or a narrow back stair. All of that is part of the job and is included in the price. If the street is narrow, the crew works out parking. In winter, book morning slots when steps are easier to manage, and clear ice from walks before the crew arrives if you can.

Working with families, executors and realtors

Estate cleanouts often involve someone who lives out of town. You can book entirely online, upload photos, approve the price and pick a two-hour arrival window without being there, as long as someone can give the crew access. If the house is going on the market, coordinate the cleanout with the realtor's listing date. If the property is a condo or in a building that requires a certificate of insurance, a COI is emailed within one hour of the request. If you manage several estates or properties, an account can cover all of them. Hazardous materials such as old chemicals are not a standard item, so ask about them before the day; paint is accepted.

Frequently asked questions

How much does an estate cleanout cost in Cincinnati?

Most are priced by truck tier. A half truck is $431 and a full truck $732. Many family homes with basements need more than one truck, such as $732 + $732 = $1,464 for two.

Do you take everything in the house?

Most household contents, furniture, appliances and debris, yes. Hazardous waste is handled case by case, so ask first. Paint is accepted.

Do you donate items from estates?

We try to donate usable items when local charities accept them and recycle whatever we can. We cannot promise that any specific item will be donated.

Can I book without being at the house?

Yes. Book online with photos, approve the price and arrange access for the crew. You pick a two-hour arrival window.

Is a piano included in the truck price?

Pianos are priced separately because of their weight. An upright is $364, a baby grand $438 and a grand 6 feet or longer $513.
